James T. Davis, RA
Real Estate Development Consultant
James T. Davis began consulting in luxury real estate development in 2003, after personally investing in rental properties on Oahu. A licensed real estate salesperson with the brokerage, Jimmy performs the role of chief operations officer, as a consultant to the company. He currently manages the development of three beachfront estates on Kailua beach. The property was purchased in 2007, has over 314 feet of beach-frontage, and and is currently being subdivided into three lots of approximately 30,000 square feet each. Additionally, he is managing the development of a four-lot subdivision on 100,000+ square feet of beachfront land in Laie. Jimmy’s experience has kept these projects on time and on budget, and both projects will have their first two (of eight total) completed estates by Fall 2009.
Jimmy’s interest is in seeking undervalued land opportunities and transforming them to vibrant luxury properties. Jimmy performs investment return analysis and originates proformas on front-end acquisitions. He has produced innovative market strategies for the company and generated private placement opportunities to raise capital. Upon completion of each project, he provides a unique marketing vision to the sale of new luxury estates. In addition to strategic planning and negotiating debt financing, he enjoys the daily interactions with various design and construction professionals, and the dynamic atmosphere of managing residential real estate development in Hawaii.
Jimmy is a 2004 graduate of the University of Hawaii MBA, and holds a BA in Economics from the College of William & Mary. Upon graduation he served four years as a logistics officer in the United States Army, where his jobs included Platoon Leader, Company Executive Officer and Assistant Battalion Training Officer at Schofield Barracks, Hawaii. This time included service with the logistical task force under the Special Forces in Southeast Asia in the Global War on Terror. After leaving the military as a Captain, he worked for sports giant ESPN and the producers of the Sheraton Hawaii Bowl. He enjoys camping, fishing, cycling, running, and traveling. Jimmy is a former professional triathlete, and currently participates in local races and coaches high school track & field at Mid-Pacific Institute in Honolulu.
